Selling your home is a big decision, and once it’s made there are many things to be done. So where to start? We use our decades of experience representing sellers to create an approach that reduces stress and uncertainty throughout the multi-faceted process.

To begin, we will assist you in prioritizing the steps needed to get your home ready to list and go to market. Here are some key fundamentals of the process to familiarize yourself with.

Initial Phase - Preparation

  • Prepare your home by staging: How you decorate your home is a reflection of your personality and style, but it’s not always the best way for a buyer to envision themselves living there. The right staging of furniture and decor can highlight your homes best features and showcase its full potential. In addition to staging, there are other straightforward things you can do to increase your home’s appeal – fresh paint where needed, professional cleaning of the home including rugs, organization of closets and pantries, and removal of all clutter from surfaces.

  • Make any known repairs: Fix any deferred maintenance items. Perhaps hire an inspector to take a look at the home from the viewpoint of a potential buyer.  This may help identify unknown repairs you may want to make or find items that you feel helpful to disclose to a potential buyer.

  • Curb Appeal: The exterior is both the first and the last impression for a buyer. Freshly painted front doors, clean lobbies or foyers and nicely landscaped yards can go a long way to make your home stand out to buyers.

  • Price it Right: Pricing a home is not always easy. It is based on several factors like the size, location and condition, as well as recent comparable sales and the status of other homes currently on the market that are in direct competition with yours. We will work with you transparently to identify an appropriate pricing strategy based on our expertise and the data at our disposal. Selecting the right price initially is critical to a successful sale. The majority of buyer traffic takes place in the first couple of weeks that a home is on the market, and marketability is impacted by the number of days it is on the market. It’s best to capitalize on the attention of the largest audience by presenting the best price at the outset. 

  • Photography & Marketing Material – We will professionally photograph your home, and work with our designated in-house marketing team to develop marketing materials and a multi-channel strategy for introducing your home to the largest audience of potential buyers.

Second Phase - On the Market

  • Keep it Clean:  Cleaning and staging are not just for photography. We plan brokers and public open houses immediately upon listing your home on MLS (Multiple Listing Service). Keeping the home is in its most pristine condition will make sure it’s presented in the best light, even in the case of last minute showing requests.

Final Phase - Prepare to Move

  • Accepting an offer and closing: After you have accepted an offer and you’ve cleared the inspection stage, you and the buyers will enter into a Purchase and Sale Contract. At this juncture, you can have further confidence that the deal will move towards a timely closing. You should begin to organize, pack and plan for your own move. On the day of the closing, the home must be completely empty of belongings and in clean condition for when the buyer conducts their final walk-through.

  • Smoke and Carbon Monoxide Detectors:  We will be sure to check that all of your detectors are up to date and compliant with current code.  An inspection by the local fire department is mandatory for the sale and we handle each step of this requirement.

  • Signing closing documents:  Your attorney will arrange for all closing documents to be signed by you ahead of the closing so that you are not required to attend.

  • Recording of the deed:  Once the new deed is recorded in the buyer’s name at the Registry of Deeds, you will no longer own the home and will receive your proceeds from the sale.
